Before a shovel hits the dirt on new development, we set realistic goals and benchmarks for every phase of the development process – and then we meet them. During this process, we establish overall project vision, ensure financial feasibility and manage development risk. We are long-term holders of real estate, thus our buildings are physically and contractually designed with both longevity and efficiency in mind. Our core focus in Development is to buy land, finance real estate deals, build projects, create, imagine, control and orchestrate the process of development from the beginning to end. We take calculated risks in the creation or renovation of real estate and receive great rewards. Typically, we purchase a tract of land, determine the greatest potential of the property, develop the building program and design it. Concurrently, we obtain the necessary public approval, build the structures, lease them out and manage the asset.
Alternatively, we may purchase a property with the plans and permits in place so that we do not have the risk of failing to obtain planning approval and can start construction on the development immediately. We work with many different counterparts along each step of the way including city planners, architects, engineers, surveyors, inspectors, contractors, lawyers and leasing agents.
